Notice of public hearing: proposed bylaw to amend the Land Use Bylaw 7-08

The purpose of the proposed amendment to the Land Use Bylaw 07-08, located within W ½ of NE 32-50-24-W4 is to redistrict the subject lands from the UC2 - Urban Commercial 2 District to UC1 - Urban Commercial 1 District and UC2 – Urban Commercial 2 District to RM1 – Residential Multifamily District. The purpose of the second proposed amendment to the Land Use Bylaw 7-08, located within E ½ of NE 32-50-24-W4; is to redistrict the subject lands from the UC2 – Urban Commercial 2 District to RU3 - Residential Urban 3 District. The total area of the amendments affecting approximately 7.1 ha± (17.54 ac±).

The subject lands are located immediately west of the Town of Beaumont and within the Royal Oaks and Royal Woods Outline Plans along Township Road 510. The intent of the applicant’s is to develop convenience commercial and an increase in higher residential development that is readily accessible to surrounding municipalities in the Edmonton metropolitan region.

The public hearings will be presented to Leduc County Council on Tuesday, September 12th, 2017 at 2:00 p.m or as soon thereafter as possible. The public hearing concerning the proposed amendments to the Land Use Bylaw 7-08 will be held in the
council chamber of Leduc County Centre, at which time written and oral submissions can be presented to council. Submissions may be made by any person(s) who claim to be affected by the proposed amendment or from any other person whom council agrees to hear.

Any written submissions that are mailed or delivered to Leduc County, Suite 101, 1101-5 Street, Nisku, AB T9E 2X3 or faxed to 955-8866 by 4:30 p.m. Wednesday, September 6, 2017, will be included on the council agenda. Written and oral submissions may be made at the council meeting, without prior notification to Leduc County. If you make a written submission, the information you provide will be made public along with your name and legal address, subject to the provisions of the Freedom of Information and Protection of Privacy Act. Copies of the proposed amending bylaw as well as any related information may be inspected at County Centre in the planning and development offices between the hours of 8:30 a.m. to 12:00 noon and 1:00 p.m. to 4:30 p.m., Monday to Friday.
