Residential Building Permits

Special note to persons constructing single family dwellings on small lots:

There are specific requirements for construction of single family dwellings on lots the fire department is unable to reach within 10 minutes. The High Intensity Residential Fire (HIRF) requirements can be found in this chart.

Permit fee and residential construction value information:

Construction value is not the cost of materials for your project. Construction value represents the value of the project after completion. Leduc County uses residential assessment averages as minimum construction values acceptable for residential projects. Current minimum values are:
  • New home construction or additions to houses – $2,313/sq. m. ($215/sq. ft.)
  • Attached garage construction - $376/sq. m. ($35/sq. ft.)
  • Detached garage/shop/shed, etc. - $269/sq. m. ($25/sq. ft.)
Permit fees for mobile homes, modular homes and relocated homes are charged at a flat rate; however, a construction value is placed on the permit for the foundation.

Who can obtain a building permit?

A building permit may be issued to the building owner or may be issued to a contractor or other authorized applicant

Certified materials and equipment:

Owners and contractors must ensure that all construction materials and equipment (building, electrical, gas, plumbing, private sewage disposal) that require certification bear certification marks acceptable in Alberta.

Inspections Required:

It is the responsibility of the permit applicant to contact Leduc County for all required inspections prior to covering the work. If the applicant does not call for inspections and continues construction, a safety codes officer may ask that any work that required inspection be uncovered.

Engineering Required:

In general, residential projects require engineering for the following:
  • Roof and floor truss plans
  • Preserved wood foundation plans
  • Pile or pile/grade beam foundation plans
  • Geothermal heating system plans
  • Hydronic heating system plans (when used as the primary heat source)

Site constructed single family dwelling/attached garage or addition

Manufactured Homes (factory constructed modular, RTM and mobile homes)
