What does an assessor do?


An assessor calculates the value of various properties in accordance with Provincial Legislation. Some properties are assessed at a market value while others are assessed using valuation methods as set by the Government of Alberta.

Plans to build or subdivide on your property may affect your property taxes. An assessor will also be able to provide you with an estimate of future property taxes.

When will an assessor come to my property?

You can expect an assessor to visit your property if one of the following cases is true:
  • a development or building permit has been taken out.
  • construction on your property has not been completed. An assessor will check to see if completion has been achieved since the previous year.
  • you have subdivided or purchased a property. An assessor will re-inspect the property and may ask about the sale price of the property.
  • the use of the property has changed in any way.
  • an inspection of the property has not been made in the past five years. An assessor may check to see if any changes have been made.
How can I visit the assessor of my property?

Leduc County Assessment offices are located on the fifth (5) floor of the Leduc County Centre in Nisku, AB (Suite 1101 - 5th Street) and are open Monday through Friday 8:30 a.m. to 12 p.m. and 1 to 4:30 p.m.

How much does it cost to submit a complaint form?

There is a filing fee required to submit a complaint to the Assessment Review Boards:

Assessment Complaints (Local Assessment Review Board - LARB):
  • *Residential* (three dwelling units or less): $50
  • Farmland: $50
Assessment Complaints (Composite Assessment Review Board - CARB):
  • Residential (four dwelling units or more): $250
  • Non-residential*: (based on assessed property value)
    • $0 to $99,999 - $50
    • $100,000 to $249,999 - $150
    • $250,000 to $499,999 - $250
    • $500,000 and up - $400

* If the complainant withdraws, the appeal fee is returned as per MGA Section 481(2) "if ARB makes a decision in favour of the complainant, the fees paid by the complainant must be refunded"
