Development Permit Information

 

Applications for Building Permits are processed in the order that they are received.

When the plan review is complete, one set of plans (and specifications), and a report (items you need to address in order to meet the Alberta Building Code) will be mailed to you. If you wish to pick these items up, please advise us when you submit your application for the Building Permit.

The Building Permit shall be affixed to a wall or window facing a street or county road. The reviewed drawings and examination report must be kept on the job site during construction.

BUILDING PERMITS ARE REQUIRED FOR:
  • the construction, relocation, alteration, addition, repair or demolition of almost all buildings or parts thereof
  • excavation of any land for the erection of a building or part of a building
  • installation of any solid fuel burning appliance
    (eg: fireplace/space heater/furnace/boiler)

BUILDING PERMITS ARE NOT REQUIRED FOR:

  • painting, decorating
     

  • fences, (except for those around swimming pools)
     

  • sidewalks, planters, driveways
     

  • accessory buildings (garden sheds) not greater than 10 square meters (107.5 sq ft) in area that do not create a hazard
     

  • cabinet work
     

  • re-siding
     

  • a farm building that

    • does not contain a residential occupancy

    • is located on land used as a farm or is zoned for agricultural use and directly supports the primary farm operation

    • has a low occupant load

    • is not used or occupied by, or expected to be used or occupied by, the public or persons, other than the farmer or farmers that own the building, their immediate family, and/or their employees, that my be in the building from time to time,

    and the building is used for
     

    • housing livestock

    • storing, sorting, grading or bulk packaging primary agricultural products, or

    • housing, storing or maintaining machinery associated with the operation of the farm on which it is located.

INFORMATION REQUIRED ON THE PLANS:

  • dimensions of the property on which the buildings are to be located
  • positions, height and horizontal dimensions of all buildings that exist or are to be constructed on the property
  • plan of each floor of the building showing the proposed use of each room and its dimensions
  • elevations of the building showing grade level, window sizes, doors, material etc.
  • cross sections showing construction of footings, foundations, walls, floors, and roofs, including insulation
  • roof slope and room height
  • structural, mechanical and electrical drawings (if separate from the floor plans)
  • access for fire fighting (for other than houses)
  • professional seals (where required)

NOTE: for houses this would normally only relate to truss design, preserved wood and other complex foundations.
