WHAT IS DEVELOPMENT?
Development includes the carrying out of any construction,
excavation, stockpiling or other operation, in, on, over or under land, or the
making of any change in the use or intensity of use of any land or building
either permanently or temporarily. Advertising signs are also considered
development.
All development requires approval from Leduc County,
Planning and Development Department. Approval is granted through the issuance of
a Development Permit.
WHAT IS A DEVELOPMENT PERMIT?
A development permit is a document permitting a specific development and may
include conditions imposed to ensure the development complies with the current
Land Use Bylaw. This permit is separate and distinct from a Building Permit.
Development permits are required for the following:
- construction, relocation, alteration, addition, repair or demolition of
almost all buildings and signs or parts thereof
- the excavation of any land for the erection of a building or part of a
building
- the excavation and/or lot grading which will alter storm water drainage
patterns
- the use of land and/or building by new owners/tenants where the
occupancy may change for extensive or intensive use
Development permit applications can be obtained from Leduc County Planning
and Development Department and must be submitted to the Development Officer for
processing. A Development Officer is an official of the municipality with the
responsibility of receiving, considering and deciding on applications for
development under the current Land Use Bylaw.
When submitting a development permit
application, be sure to include the
applicable application fees. Please refer to our fees and
charges schedule.
The following information will also be required:
- a site plan showing the location of existing and proposed developments
within the property. To obtain a copy of the dimensions

- a letter of intent providing a detailed description of the proposed
development and/or intended use
- any other information to support the application which may be required
by the Development Officer.
Permits from Leduc County Public Works will also be
required for the following:
a) Water line connection
b) Water service connection
c) Access to public road
