Notice of public hearing: proposed bylaw to amend the Land Use Bylaw 7-08
The purpose of the proposed bylaw is to amend the district regulations of Direct Control District DC-023 of the Leduc County Land Use Bylaw, affecting lands located at Pt. SW 36-50-23-W4, Plan: 0620046, Block: 2, Lot 1, to make provision for the following:
1. Add ‘Discretionary Uses’ to include as follows:
(a) Accessory Building
(b) Industrial, Light
(c) Contractor Service, Limited
(d) Outdoor Storage
(e) Manufacturing, Limited Indoor
(f) Frame and Fabric Structure
(g) Sign, Fascia
(h) Business Office
2. Remove from Section 4 Other Regulations:
(a) Landscaping and/or fencing is required within all front yards and side and rear yards flanking a road or residential district. Landscaping and or fencing may also be required in order to screen the outdoor storage of goods, machinery, vehicles, building materials, waste materials and other similar uses. Further landscaping requirements are contained with PART SIX - GENERAL REGULATIONS: Landscaping, 6.7.
A public hearing concerning the proposed amendments will be held on Tuesday, September 26, 2017, at 2:00 p.m. or soon thereafter as possible, in the council chamber of Leduc County Centre, at which time written and oral submissions can be presented to council. Submissions may be made by any person(s) who claim to be affected by the proposed amendment or from any other person whom council agrees to hear.
Any written submissions that are emailed, mailed or delivered to Leduc County, Suite 101, 1101-5 Street, Nisku, AB T9E 2X3 or faxed to 780-955-8866 by 4:30 p.m. by Friday, September 22, 2017 will be included on the council agenda. Written and oral submissions may be made at the Council meeting, without prior notification to Leduc County.
If you make a written submission, the information you provide may be made public, subject to the provisions of the Freedom of Information and Protection of Privacy Act. Copies of the proposed amending bylaw may be inspected at Leduc County Centre in the Planning and Development offices between the hours of 8:30 a.m. to noon and 1:00 p.m. to 4:30 p.m., Monday to Friday.
